statement3错在E/P和cap rate无法类比还是错在高质量商业房地产的收益率不会超过GDP增长率?就算gdp增速和NOI增速保持一致,也无法说明cap rate不会超过gdp增速啊,如果r足够高,cap rate仍然会超过gpd增速啊。

同学你好,cap rate和E/P类比是没错的,是错在后半句话,教材原文只提及The long-run, steady-state NOI growth rate for commercial real estate as a whole should be reasonably close to the growth rate of GDP,在长期,NOI增速应该和GDP增速差不多,而statement 3说的却是cap rate会超过GDP增速,但教材并没有这么说过,那就是错在后半段了
