Johnny同学你好，cap rate和E/P类比是没错的，是错在后半句话，教材原文只提及The long-run, steady-state NOI growth rate for commercial real estate as a whole should be reasonably close to the growth rate of GDP，在长期，NOI增速应该和GDP增速差不多，而statement 3说的却是cap rate会超过GDP增速，但教材并没有这么说过，那就是错在后半段了
