同学你好,The use of a gross rent multiplier is also considered a form of direct capitalization but is generally not
considered as reliable as using a capitalization rate. 使用gross rent multiplier来对房地产进行估值的话,其可靠度不如NOI/(r-g)。但C选项说的却是在标的房屋和可比房屋的cap rate不同时,该方法才不可靠,那么C选项的说法和教材原文的表述就有出入了
