李同学我觉得这个EDR计算的不对啊，只考虑了4百万的利息32万，但是他每年还要还本金的啊，为什么没有考虑本金？

概念上是要包含当期偿还的利息的。不过题目一般为了简化，只算利息，题目是有说明的。
The lender is willing to make an interest-only loan at an 8 percent interest rate as long as the loan-to-value ratio does not exceed 90 percent and the DSCR is at least 1.25.
interest-only loan 说明是先息后本的方式还款的。所以期间现金流只算利息费用，本金不算的。
