Leveraged IRR: 是基于自有资金来计算，计算的逻辑是开始投入自有资本，期间获得的是NOI与利息费的差值，期末卖掉房产还了债，还有多少金额。
IRR based on the equity invested in the property.
PMT = the cash flow received by investor during investment period.
The cash flows received by equity investor (FV) = Sale price - mortgage balance.
